Two-night reservations are required on most weekends and during busy season (with a three-night minimum required for major holiday weekends and various other dates). This may cause our availability calendar to show “No Availability.” During the week (Sunday through Thursday nights), some rooms may not be available for a one-night stay. Yes! Guests are welcome to enjoy breakfast in our Victorian parlor or on the veranda, every morning, from 8:00am-10:00am. The seasonal menu varies daily but always features fresh, tasty ingredients. And we’re always serving up our renowned French-press Legendary Blend coffee, roasted daily and blended exclusively for us by Custom House Coffee.

Yes! Lark Hotels is proud to offer free high-speed WiFi at all of our properties and you will receive information about logging in at check-in.

All of our rates are based on double occupancy unless otherwise noted in room descriptions. Our Atlantic Suite, Cliff Suite, and Hydrangea Suite can each comfortably accommodate one (1) additional person for a total of up to three (3) guests each. Extra guests (where they can be accommodated) will be charged an additional fee of $50 per person per night, including children and infants.

While The Cliffside Inn is happy to welcome well-behaved children, occupancy in most of our rooms is limited to two (2) people of any age, including children and infants. Please note our additional per person fees described below.

Our Newport hotel has three dog-friendly Suites with private exterior entrances—the Cliff, Hydrangea, and Atlantic Suites. Please be sure to let us know when making your reservation if you will be accompanied by your canine friend (who must weigh 30 lbs. and under). For your pet's comfort we will happily provide a dog bed, bowl and a welcome toy! We charge a pet fee of $50 per pet, per day. Please be aware that pets must never be left in a guest room alone, and are permitted only on our porches and the exterior common areas of our hotel, and only while on leash. While we love our pets, not all of our guests feel the same way. For this reason, pets are never permitted in interior public spaces. As a condition of reserving a room at our hotel, you agree to pay a $250.00 fee per night if any pets are found in rooms not designated as pet friendly, or if your pet causes stains or damage to a pet friendly guest room.

The Cliffside in Newport, RI is committed to accommodating the needs of all our guests, and we strive to provide visitors with as accessible a lodging experience as possible. Our Newport boutique hotel is located in a former private home built in 1876. Because we are located in a historic building, our unique 16-room inn may not be accessible to all, or may present challenges in providing easy and independent access. Before booking a reservation, please note that there are 11 exterior porch stairs required to enter the building. There is no elevator on property and our guest rooms do not meet ADA accessibility requirements due to the historic nature of the property. (We do have one room available on the first-floor—the Victorian which has a walk-in shower, but all other guest rooms are on the 2nd or 3rd floors requiring stairs. The Victorian room can be accessed by a guest being dropped off at the rear entrance of the property which does not require stairs.) We are currently making accessibility enhancements to our website. Early and late check-ins can usually be accommodated with advanced notice. If you expect to arrive before or after check-in hours, please notify us as soon as possible.

Check-in is between 4:00 and 8:00 pm. Check-out time is 11:00 am.
